Le prix de vente du bien<\/h2>\n<p>S\u00fbrement l\u2019\u00e9l\u00e9ment le plus d\u00e9terminant, un bon investissement immobilier locatif se fait avant tout \u00e0 l\u2019achat\u00a0! Essayer de trouver les failles du vendeur, un pr\u00eat relai qui court, un d\u00e9faut du bien (quelque chose de corrigible \u00e0 l\u2019avenir comme un appartement qui n\u00e9cessite un bon rafraichissement, mais qui permet de se mettre en position de force). Le diagnostique de performance \u00e9nerg\u00e9tique \u00e0 pr\u00e9sent obligatoire \u00e0 la vente peut \u00eatre un nouveau levier \u00e0 utiliser,\u00a0si le bien se r\u00e9v\u00e8le \u00e9nergivore.<br \/>\n<!--more--><\/p>\n<h2>2. La commission de l\u2019agent immobilier<\/h2>\n<p>Un pourcentage assez variable, 4 \u00e0 8 % du prix de vente selon les agences. Tout est possible, il ne faut h\u00e9siter \u00e0 demander, surtout en p\u00e9riode de ralentissement de l\u2019immobilier.<\/p>\n<h2>3. Les frais de notaire<\/h2>\n<p>Premi\u00e8re chose en g\u00e9n\u00e9ral automatique, bien v\u00e9rifier que la commission de l\u2019agent immobilier n\u2019est pas prise en compte dans le calcul. Mais, souvent oubli\u00e9, il y a aussi la possibilit\u00e9 de d\u00e9duire la valeur du meubl\u00e9 restant et en particulier la cuisine \u00e9quip\u00e9e ! de quoi gagner quelques pour cents de quelques centaines \u00e0 quelques milliers d\u2019euros\u00a0! Enfin si vous \u00eates un important apporteur d\u2019affaire au notaire, n\u00e9gocier la commission du notaire est toujours envisageable\u2026<\/p>\n<h2>4. Le taux d\u2019int\u00e9r\u00eat du pr\u00eat<\/h2>\n<p>C\u2019est un point important pour l\u2019autofinancement \u00e9ventuel de l\u2019investissement, il faut essayer de minimiser la mensualit\u00e9. N\u00e9gocier ce point est plus facile dans le cadre d\u2019une n\u00e9gociation plus globale avec les points suivants 5, 6, 7 et 8\u00a0: l\u2019objectif est d\u2019obtenir le meilleur au global, quitte \u00e0 faire des concessions sur des points plus mineurs, mais ce qui laisse un peu plus de marge au banquier. Par exemple, souscrire une assurance habitation (non occupant) au sein de la m\u00eame banque, voir m\u00eame ouvrir un autre produit type assurance vie.<\/p>\n<h2>5. Le taux de l\u2019assurance de pr\u00eat<\/h2>\n<p>Il est \u00e0 pr\u00e9sent possible de faire jouer la concurrence, la banque ne peut plus imposer son assureur. N&rsquo;h\u00e9sitez pas \u00e0 utiliser les outils disponibles sur internet pour obtenir la meilleure offre.<\/p>\n<h2>6. Les frais de dossier bancaire<\/h2>\n<p>Ces frais peuvent souvent \u00eatre r\u00e9duit sans trop d\u2019effort, et plus rarement m\u00eame totalement annul\u00e9s.<\/p>\n<h2>7. Les frais de remboursement anticip\u00e9<\/h2>\n<p>Il vaut mieux s\u2019assurer que l\u2019on pourra revendre si besoin son bien sans devoir payer trop d\u2019indemnit\u00e9s \u00e0 la banque. Ils s\u2019\u00e9l\u00e8vent habituellement \u00e0 3% du capital restant, mais ils peuvent \u00eatre facilement ramen\u00e9s \u00e0 1.5%.<\/p>\n<h2>8. La flexibilit\u00e9 du pr\u00eat<\/h2>\n<p>Sur une p\u00e9riode aussi longue qu\u2019un cr\u00e9dit immobilier, il est important d\u2019avoir quelques leviers pour pouvoir optimiser son placement. Il faut s\u2019assurer de souscrire un pr\u00eat qui offre la possibilit\u00e9 de moduler \u00e0 la hausse ou \u00e0 la baisse ses mensualit\u00e9s, voir m\u00eame en repousser un certain nombre.<\/p>\n<h2>9. L\u2019assurance habitation (non occupant)<\/h2>\n<p>Comparer les diff\u00e9rentes offres des assureurs. Utiliser les diff\u00e9rents comparateurs d&rsquo;assurance pour faire jouer la concurrence.<\/p>\n<h2>10. Les travaux de r\u00e9novation sous-trait\u00e9s<\/h2>\n<p>C\u2019est clairement un poste sur lequel il peut y avoir de gros \u00e9cart de tarifs (mais aussi de qualit\u00e9 de la prestation\u00a0!). Faire faire au moins 3 devis par des entrepreneurs diff\u00e9rents.<\/p>\n<h2>11. L\u2019\u00e9quipement ou le meubl\u00e9<\/h2>\n<p>S\u2019il s\u2019agit de meubler un appartement de A \u00e0 Z pour une location meubl\u00e9e par exemple, il ne faut pas h\u00e9siter \u00e0 demander un petit geste commercial lors de vos achats en magasin.
