Une fois par an, ces charges sont r\u00e9gularis\u00e9es en fonction du budget r\u00e9el.<\/p>\n<p>Vous pouvez les enregistrer dans la rubrique \u00ab\u00a0Finances\u00a0\u00bb en cr\u00e9ant une d\u00e9pense de type \u00ab\u00a0Syndic de copropri\u00e9t\u00e9 : Provisions pour charges\u00a0\u00bb. Vous avez \u00e9galement la possibilit\u00e9 d&rsquo;ajouter un document scann\u00e9 au moment de la cr\u00e9ation.<\/p>\n<h3>Syndic de copropri\u00e9t\u00e9: Arr\u00eat\u00e9 des comptes<\/h3>\n<p>Une fois par an, le syndic de copropri\u00e9t\u00e9 vous envoie un arr\u00eat\u00e9 de compte. Cet arr\u00eat\u00e9 doit contenir le montant annuel des charges d\u00e9ductibles, des charges non d\u00e9ductibles et des charges r\u00e9cup\u00e9rables (locatives).<\/p>\n<p>Vous pouvez enregistrer ces informations dans la section \u00ab\u00a0Finances\u00a0\u00bb en cr\u00e9ant des d\u00e9penses de type \u00ab\u00a0Syndic de copropri\u00e9t\u00e9 : Arr\u00eat\u00e9 des comptes\u00a0\u00bb. Vous avez \u00e9galement la possibilit\u00e9 d&rsquo;ajouter le document scann\u00e9 lors de la cr\u00e9ation de la d\u00e9pense.<\/p>\n<p>La d\u00e9pense de type \u00ab\u00a0Syndic de copropri\u00e9t\u00e9 : Arr\u00eat\u00e9 des comptes &#8211; Charges r\u00e9cup\u00e9rables\/locatives\u00a0\u00bb sera utilis\u00e9e pour la <a href=\"http:\/\/support.rentila.com\/archives\/60\">r\u00e9gularisation des charges<\/a> de votre locataire.<\/p>\n<h3>Int\u00e9grer un solde suite \u00e0 l&rsquo;approbation des comptes du syndic (Syndic de copropri\u00e9t\u00e9: Arr\u00eat\u00e9 des comptes)<\/h3>\n<ul>\n<li><strong>Solde positif rembours\u00e9 par le syndic<\/strong> (vous avez vers\u00e9 trop de provisions) :<br \/>\nSi le syndic vous rembourse le solde, cr\u00e9ez un revenu du type Remboursement de charges: Syndic de copropri\u00e9t\u00e9.<\/li>\n<li><strong>Solde positif conserv\u00e9 par le syndic :<\/strong><br \/>\nSi le syndic conserve l\u2019exc\u00e9dent, ne d\u00e9clarez pas le solde dans le logiciel<\/li>\n<li><strong>Solde n\u00e9gatif dont le syndic demande un paiement :<\/strong><br \/>\nSi vous n&rsquo;avez pas vers\u00e9 suffisamment de provisions et que le syndic vous demande un paiement compl\u00e9mentaire, cr\u00e9ez une d\u00e9pense de type \u00ab\u00a0Syndic de copropri\u00e9t\u00e9 : Provision pour charge\u00a0\u00bb.<\/li>\n<li><strong>Solde n\u00e9gatif dont le syndic ne demande pas de paiement :<\/strong><br \/>\nSi le syndic ne demande pas le paiement du solde, ne saisissez pas le solde dans le logiciel.<\/li>\n<\/ul>\n","protected":false},"excerpt":{"rendered":"<p>Syndic de copropri\u00e9t\u00e9: Provisions pour charge Le syndic de copropri\u00e9t\u00e9 vous envoie chaque trimestre les provisions trimestrielles du budget pr\u00e9visionnel, \u00e9galement connues sous le nom de provisions sur charges.
