La formule de calcul est : Nouveau loyer = loyer en cours x nouvel IRL du trimestre de r\u00e9f\u00e9rence du contrat \/ IRL du m\u00eame trimestre de l\u2019ann\u00e9e pr\u00e9c\u00e9dente<\/p>\n<p>Lors de la signature d&rsquo;un contrat de location, le dernier indice connu (trimestre de r\u00e9f\u00e9rence et valeur de l&rsquo;indice) doit \u00eatre port\u00e9 au contrat. A la date pr\u00e9vue pour l&rsquo;indexation, vous devez utiliser le nouvel Indice publi\u00e9 du m\u00eame trimestre de r\u00e9f\u00e9rence que celui indiqu\u00e9 dans le bail.<\/p>\n<h3>Faire une r\u00e9vision de loyer avec Rentila<\/h3>\n<p>Pour effectuer une r\u00e9vision du loyer, suivez ces \u00e9tapes :<\/p>\n<ol>\n<li>Allez dans la section \u00ab\u00a0Outils\u00a0\u00bb et s\u00e9lectionnez \u00ab\u00a0R\u00e9vision du loyer\u00a0\u00bb ou utilisez les actions disponibles sur la droite dans la section \u00ab\u00a0Locations\u00a0\u00bb.<\/li>\n<li>S\u00e9lectionnez le contrat de location pour lequel vous voulez r\u00e9viser le loyer.<\/li>\n<li>Indiquez l&rsquo;ann\u00e9e de la derni\u00e8re r\u00e9vision et l&rsquo;indice de d\u00e9part (le trimestre choisi par d\u00e9faut est celui de la date de signature du bail).<\/li>\n<li>Indiquez le nouvel indice.<\/li>\n<li>V\u00e9rifiez les montant du nouveau loyer.<\/li>\n<li>Cochez la case pour notifier le locataire par e-mail<\/li>\n<li>Cliquez sur \u00ab\u00a0Continuer\u00a0\u00bb pour v\u00e9rifier et confirmer la r\u00e9vision du loyer (un mod\u00e8le de lettre est g\u00e9n\u00e9r\u00e9).<\/li>\n<li>Cliquez sur \u00ab\u00a0Sauvegarder\u00a0\u00bb. Le nouveau montant du loyer r\u00e9vis\u00e9 sera enregistr\u00e9 dans la fiche de la location.<\/li>\n<\/ol>\n<p>La r\u00e9vision est imm\u00e9diate, et le nouveau montant du loyer r\u00e9vis\u00e9 sera pris en compte d\u00e8s la prochaine \u00e9ch\u00e9ance de loyer.<\/p>\n<p>Vous pouvez annuler une r\u00e9vision si n\u00e9cessaire. De plus, vous avez acc\u00e8s au mod\u00e8le de lettre de r\u00e9vision du loyer \u00e0 envoyer au locataire.<\/p>\n<p>Pour modifier le loyer en cas d&rsquo;erreur ou pour toute autre raison, acc\u00e9dez \u00e0 la section \u00ab\u00a0Locations\u00a0\u00bb et cliquez sur l&rsquo;action \u00ab\u00a0Modifier\u00a0\u00bb pour ajuster les d\u00e9tails de la location et corriger le montant du loyer.<\/p>\n<div class=\"alert \">\n<p><span class=\"lead\">Important !<\/span><\/p>\n<p>La r\u00e9vision du loyer n&rsquo;affecte pas l&rsquo;historique des loyers dans la base de donn\u00e9es. Les loyers d\u00e9j\u00e0 g\u00e9n\u00e9r\u00e9s doivent \u00eatre modifi\u00e9s manuellement, un par un, \u00e0 partir de la section \u00ab\u00a0Finances\u00a0\u00bb.<\/p>\n<\/div>\n<h3>R\u00e9vision automatique du loyer<\/h3>\n<p>Vous avez la possibilit\u00e9 d&rsquo;activer la r\u00e9vision automatique du loyer dans la fiche de la location. Si vous activez cette option, une r\u00e9vision sera effectu\u00e9e la veille de la date anniversaire du contrat de location ou de la date anniversaire de la derni\u00e8re r\u00e9vision effectu\u00e9e.<\/p>\n<p>Le logiciel ne g\u00e9n\u00e9rera pas de notification au locataire, vous laissant ainsi le temps de la v\u00e9rifier et de l&rsquo;envoyer vous-m\u00eame, que ce soit par message ou par lettre recommand\u00e9e avec accus\u00e9 de r\u00e9ception.<\/p>\n<div class=\"alert alert-warning\">\n  <span class=\"lead\">Important<\/h3>\n<p>La r\u00e9vision automatique du loyer ne d\u00e9clenche aucune notification au locataire.<\/p>\n<p>Pensez \u00e0 pr\u00e9venir le locataire vous-m\u00eame (selon le contexte et vos obligations) par email, SMS et courrier recommand\u00e9.<\/p>\n<\/div>\n<h3>Historique de r\u00e9vision<\/h3>\n<p>Vous avez la possibilit\u00e9 de consulter l&rsquo;historique des r\u00e9visions effectu\u00e9es dans la section \u00ab\u00a0Outils\u00a0\u00bb, sous \u00ab\u00a0R\u00e9vision du loyer\u00a0\u00bb. S\u00e9lectionnez la location pour afficher l&rsquo;historique. Pour chaque ligne, vous disposez de deux options : une pour annuler la r\u00e9vision et une autre pour afficher la lettre de r\u00e9vision \u00e0 envoyer au locataire.<\/p>\n<h3>Annuler une r\u00e9vision<\/h3>\n<p>Vous avez la possibilit\u00e9 d\u2019annuler une r\u00e9vision dans la section \u201cOutils\u201d, sous \u201cR\u00e9vision du loyer\u201d. S\u00e9lectionnez la location pour afficher l\u2019historique, puis cliquez sur le lien \u201cAnnuler\u201d. Le montant du loyer sera r\u00e9tabli \u00e0 son ancienne valeur dans la location.<\/p>\n<div class=\"alert \">\n<p><span class=\"lead\">Important !<\/span><\/p>\n<p>Les loyers d\u00e9j\u00e0 g\u00e9n\u00e9r\u00e9s avec le montant r\u00e9vis\u00e9 doivent \u00eatre modifi\u00e9s manuellement dans la rubrique \u201cFinances\u201d.<\/p>\n<\/div>\n<h3>Modifier manuellement le loyer<\/h3>\n<p>Pour effectuer une augmentation manuelle du loyer, suivez ces \u00e9tapes : Allez dans la section \u00ab\u00a0Locations\u00a0\u00bb, cliquez sur l&rsquo;action \u00ab\u00a0Modifier\u00a0\u00bb, ajustez le montant du loyer, puis cliquez sur \u00ab\u00a0Sauvegarder\u00a0\u00bb.<\/p>\n<p>La r\u00e9vision est imm\u00e9diate, et le nouveau montant du loyer r\u00e9vis\u00e9 sera pris en compte d\u00e8s la prochaine \u00e9ch\u00e9ance de loyer.<\/p>\n<div class=\"alert alert-info\">\n<p><span class=\"lead\">Majoration de loyer exceptionnelle<\/span><\/p>\n<p>Exceptionnellement, le loyer peut \u00eatre major\u00e9 en cours de bail lorsque le propri\u00e9taire et le locataire sont convenus, lors de la signature du bail ou ult\u00e9rieurement, de travaux d&rsquo;am\u00e9lioration que le propri\u00e9taire fera ex\u00e9cuter \u00e0 ses frais.
